Our Real Property Tax  practice focuses on providing a full range of services for special purpose buildings, commercial, industrial and multi-residential properties. Services we provide include due diligence of the subject property, valuation analysis, research of exempt and inappropriately assessed property, assessor negotiations and appeal hearing presentations.

Real Property Assessment Reviews
We have adopted the following practices when performing an evaluation of your business’s assessed real property, to properly identify and qualify areas of opportunity to reduce your overall tax burden:

  • Conduct an on-site inspection of the facility
  • Review all county building records and other documentation relevant in the overall valuation of the subject building
  • Gather all relevant financial documentation from the taxpayer, and  compare the county’s records to  the taxpayer’s to ensure the proper reporting of costs and the elimination  of any duplicate assessments
  • Review any prior appraisals or appeals of the subject property
  • Review base year transfers and change of ownership valuations
  • Review and verify tax bills or notices to properly determine accuracy.  In those situations where discrepancies arise, all necessary actions are taken to arrive at a resolution of the issue
  • Review the taxpayer’s real estate with respect to fair market value by way of  the following prescribed methods of valuation as appropriate:
    • The Reproduction and Replacement Cost Approach
    • The Comparative Sales Approach
    • The Income to Value Approach
  • Review all special and direct assessments to ensure that the  methodologies and tax calculations are in accordance with the law
  • Prepare annual estimates of property tax liabilities to assist the taxpayer in its annual accrual calculations
  • Review and apply all relevant codes, regulations, annotations and court decisions to the  assessment under review
